Well as some of you know, my wife and I have been planning a little remodel of the house. It's blown wildly out of control. I thought I would create a thread so those who care can track my progress.

We moved out about 3 weeks ago, just in time to head out for Yellowstone. (That's my excuse for taking the Toyota because I didn't have time to get the Vintage Air in the Camaro.)

Well here's what it looked like before we left on vacation.

Our plan is to remove everything above the foundation. Our goal is to move back in by May. Wish us luck.

Nine months is about what it took us. We demo'd the house back to studs. Leaving only the side and back walls. I acted as the GC and did a lot of work myself. Go to work, work on the house, go to bed, repeat. It's all worth it in the end.

Wasn't any of that underground stuff's locations marked? I just see the budget getting wayy out of control repairing all that damage this early in the project. At least you can save some money by reusing that toilet that's sitting there.:)

Extreme Makeover !!!!
It seems strange for us "northerners" to see the washer/dryer and mechanical in the garage !!
I only see 1 walk-in closet for the Master BD.......where are you going to keep YOUR clothes.......:D

My thought about the mechanicals in the garage is the fire hazard. Everything around here is FIRED with natural gas. As far as closet space how much do you need for 2 pairs of jeans and 20 Camaro tees?:D

The sewer and underground conduits were marked. "Stuff" happens. I will not be paying for repairs. Well, I did fix the conduit. I spent $6 on new plastic conduit and about 5 hours digging and pulling the wires. The wires didn't break which was nice. The conduit needed to be located anyways because it was in the way of the new foundation.

Everything here is natural gas too, but code permits it all to be located in the garage.

My architect tells me the code here is 8' off the floor for an open flame. My BIL that works for gas company says 18 inches. Do ya think I might need a new architect? :yes:

Is that elec. panel in the garage side staying there? Seems pretty close to the ground to me, not code... or is that part of the elec. job to change that up to higher spot on the wall later? It just sorta stuck out to me... your build will go fast now :)

That is just "temp" power. That panel was 5' up the wall that's not there now....

LOL if only! it's a 3 man crew. Garage will be framed (with 2nd story in 3-4 weeks). House will take 4 more weeks. Then we will be close to a roof.

Maybe we need to plan a Bay Area 'Team' get-together so we can all shout - "Busdriver, MOVE THAT BUS" l:)

Wishing you the best of luck staying on schedule and hoping this isn't one of those 'Wet years' in the Bay Area - although we do need the rain ...

Nice remodel Steve, finally a thread I can understand, I build residential homes and do quite a few remodels every year. I like the radiant flooring, what a great way to heat. Good luck with the little remodel, be patient and know what you want beforehand.

Click, it's a combo of 4 and 6" walls. We're using 6" walls on the east and west walls and the wall between the house and the garage. We'll be doing R15 in the 2x4 walls and R21 in the 2x6 walls. The 2x4 walls are the north south walls which are the walls between the other homes (only 10' apart) so we don't see much sun on those. Although the garage is note required to be insulated (except the ceiling to the house space above) I'll be insulating it all including the crawlspace which was never insulated before.

I don't know if you have considered this but the new tankless gas water heaters are awesome. I just put one in my house.. never runs out of hot water, saves me money as there is no pilot light or tank of water to keep constantly heated. And best of all it is that it is small . Mine is about 18" by 23" and about 10" deep. You can also install it on the exterior if you want . I left mine inside but tucked up near the roof and it freed up a whole corner of my garage

Van, yeah we considered a tankless. But we're actually putting in hydronic radiant heat which uses a mod/con boiler. We opted for the indirect hot water tank so it's one device for domestic and hydronic hot water.

I'll post some pics tomorrow. It basically looks the same except it's all covered in two layers of building paper. We get the roof finished Friday. All the interior walls are framed.

Plumbing and electrical rough in is underway.

I've been so busy with work and the house I haven't been on here much.

So, we're all framed up inside, the roof is on, two layer of building paper on, most of the windows in, rough in plumbing complete, front porch in progress, pex in for the radiant.
I'm acting as the electrician and am a bit behind schedule but it's coming together.
We're still hoping to move back in April.

Your gonna love that radiant heat in the floor. Did you happen to get any in the bathroom floors? I am wondering why they didnt drill a hole and run the pipes thru? Looks like they just went under and back up. Is there a beam there? That would make sense why. What kind of Boiler are you going with and are you also installing central A/C? Lookin good!

Can you tell what I do for a living...lol.

Another question, Steve. Did you have probs getting the sub contractors in when you wanted them? I know this can be a nasty prob in some areas, where they tend to shy away for the single home build, wanting to go with the biggies and the cluster builds.

Yes, radiant under the entire living space, including the shower!
We ran the pex under the blocking and joists. I ran 8" on center so one "loop" per joist bay like this:

I didn't want to cut the pex to feed through blocking and beams. The system was designed for twice the heat needed for the house so missing the area under the blocking and beams should be ok. Besides, as it works out, most of that is under cabinets or walls.

Missed half the questions.
Boiler is a Peerless PureFire 80
No AC, not needed in our climate.
Subs so far have been limited. I have a great builder who only works with his select subs.
So far it's only been the roofer, plumber and the electrician (me) on site. All have met their deadlines. We're scheduled for stucco soon. That guy is booked a month out but wants the job bad! There are lots of hungry contractors out there right now. Our insulator is revising his quote down to get the job all on his own. He bid it first last April.

We've got a great TV show up here in Ontario (not sure if ya get it south of the border?)that depicts a guy, Mike Holmes, who goes in to builds where the contractors have left uncompleted or shoddy work. He sets it right and has a site called "Make it right". He's a character.

Good continued luck on the stuff still left, eh?

I had to laugh at your roof vents for bathrooms and furnace etc. Up here they have to be 3' tall out of the roof so the snow doesnt cover them up :D Are you building in a beer tap in the wall by the patio? :D
That elec. box is a work of art. Wires marked, zipped together, neat, clean, VERY GOOD.

Yeah, I'll cut the doors too. Just going to use some blum hinges. The plyboo is awesome. It works like a solid wood or regular ply, but no need to edge band. I just bought Nova Ply for the back.

I'm rapidly running out of money so the custom cabinets are on hold. We bought IKEA carcasses for $2,500. I'm going to cut the doors and drawer faces out of plyboo.
They delivered all 106 boxes on Sunday.

I've actually heard good things about those Ikea cabinets. :thumbsup:
I have a good friend in the mountains that did his whole cabin remodel with them just intending to get through inspection until the custom stuff could be build - after seeing how good they came out he cancelled the customs and changed out the hardware on the Ikeas.
He's since used them in his house also.
I almost considered them for our remodel, but I needed so many custom sizes that I just decided to build the whole thing...

Sounds like you are quite accomplished with wood-working - the custom touch in a home remodel is well worth the effort :yes:
I sort of enjoy the satisfaction of saying 'I built them' when folks admire the cabinetry, woodwork and trim - you can say that about your whole house! :cool:

Can't wait 'til the big Team Camaro BBQ and concert in your new digs :D

We were finally able to move in a few weeks ago. It's been a long journey. We still have tons of unpacking and organizing left, I still have a bunch of painting to do and a deck to finish but it's good to be home.

Those cabinets really came out nice :thumbsup:
They really complement the $$ appliances and stone countertops.
