Well after 9 months of fighting to get my 6K back from a no show contractor I'm finally back on track with getting this project started. Laying the dirt pad down tomorrow and hoping to have a slab by late next week. I'm building a 24' X 36' X 10'. :D I will post pics as progress is made!

Is this a real pain to build in "below sea level LA"? I've spent about 6 months trying to appease my Engineering Dept here for a permit. My property is about 713 ft and the base flood elevation is 715.

couldn't you just add 2-3 ft of fill and save the headache? i am in a similar position here, the lot i am going to build on is above flood plane but just barely. i will need to add a little fill to 1 corner of the house. not for the city code but for the insurance break.

my garage will be under the house (on stilts) and will be 25x40 deep x 12ft high :) I cant wait!

Well, technically I'm out of levee protection now. I live north of Lake Ponchatrain and am now above sea level. :) But I will be adding about a foot of fill to accomodate the fill plan for drainage\house\etc. Permit is good and ready to go however my dirt guy was not able to start to Monday.. What's another couple of days.. :(

My ordinance here states for every cubic foot of fill in the flood plain you have to provide 1.5 cu feet of compensatory storage. If any new structures are built with the ability for water to flow through them they don't enforce it for the amount the walls infill.

Joe, my farm house addition will include a 24'x36 garage with a HUGE loft for the Mrs. art projects. She gets 18x36 vaulted room with nearly 12' peak. Here is a PDF of the front and side elevations. Be sure to use that garage attic space for something, its cheap up there compared to more ground level sq. footage I also have a 24x36 screen porch on back and 12x12 deck off her loft :)

Very nice Jim, thx for the info. I too am planning on using the loft as maybe a game room of sort. I wasn't sure how much head room I would have, 18 X 36 would be great. I thought about furring up the walls a couple of feet to allow more usable space but it would require starting all over with the permit and I'm not doing that. Stairs on mine will be on the inside, I will have 10' ceiling height with a 10\12 pitch roof. Slab is scheduled for early Thursday morning as long as we pass inspections. :)

If you want a PDF of the trusses I will use, I can post them here when I get them, probably later this week. Mine will be 8/12 pitch, so you have more height inside I think. My trusses end up being 14'9" tall (to wide for flatbed trailer to haul) and have to be clipped at the factory, (cut off at top peak) and shipped in pieces and re-assembled on site. Mine will be 44' long end to end.
